Hi Lindsay,

It is good to hear your positive comments on the future prospects of the property market in this article. Unfortunatly i have been faced with quite a different and realistic scenario.

As a seller advertising through Blackadders with a new build 2 bedroom flat with Tay and Law views, two double bedrooms a large living/diner room and good sized kitchen which is within walking distance of the City centre I was initialy excited and optimistic about puting my house on the market, since then my positive attitude has taken a woefull and desperate dive.

Over the last 2 and a half months I have had to drop my price from an initial home report value of £100k to a fixed price of £85k and placed my home in the local paper 3 times, the latest being this week. During this time I have only acchieved a single viewing and not had much positive feedback from my selling agent within Blackadders and in most cases got the general impression that the market is slow and that I may be in this for the long haul.

I hope that as you predict things will improve in the future however I have sympathy for those like myself who are currently stuck in the mud with good properties which appear to be sitting and sinking further down as time progresses on.

Thank you. The current app does work on the iPad, although not full screen – it may be something that is developed in the future though.

Every little helps I suppose but it won’t help me as I don’t have a decent enough deposit saved. More should be done to persuade the lenders to look at 100% mortgages again – if this isn’t done I can’t see the market picking up any time soon.

I agree with you re the EPC – total waste of money. Needed to comply with EU regualtions.

In relation to house purchase don’t be discouraged – I am surprised re the denying of access to home report.

Propertybuyer/seller

I have not bought or sold a property since these home reports came in, partly due to the market conditions, however I have looked at a couple of possible “private” sales which can go forward without a home report but still require an energy efficiency report done buy a surveyor costing £100 which is a total con if the house you are buying is in need of a total refurb, then you need to go and get the job done again when you re-sell and then renew it every 6 months thereafter.(great if you are a surveyor)

I have also been refused access to a home report for a house up for sale with an estate agent because I had not made an appointment to view, even though I have been around and looked at the property from the outside.

my view is that the new rules and the made up ones (by estate agents and surveyors) have helped to stagnate and confuse the market more than ever on top of the recession and I am not likely to be purchasing again anytime soon.
